MEDICAL CENTRE PROFILE

INTRODUCTION

This Medical Centre has a modern setup and is AGPAL accredited. The centre predominantly bulk bills but is gradually introducing a private fee. The Medical Centre is made up of 6 consulting rooms, in house allied health and parking for doctors and staff.

There is no immediate corporate opposition and there is significant scope for expansion with additional GPs.

PERIOD ESTABLISHED

We understand the medical centre was established in 2016, some 2 years ago by principal.

OWNERSHIP

The medical centre is owned by principal and administer through the principals company.

LOCATION / POSITION

Located on the Sydney northern suburb, close to Hornsby some 45 minutes from Sydney CBD.

Shop front main road location with ample parking for doctors, staff and patients.

MEDICAL CENTRE LAYOUT

Shop front consisting of waiting area/reception room, 6 CRs and TR, toilets.

Practice covers some 120 sq. mts of commercial/retail space & offers 5 cars security parking for staff & doctors. 

The rooms are large, have sinks are fully furnished and well equipped.

The medical centre is computerised, paperless, using Best Practice and Pracsoft.

The medical centre is currently accredited under AGPAL to 29/6/2019.

SECURITY OF TENURE

The medical centre premises are owned by the principals’ superfund.  

Current lease is a 5 year option from 8 August 2015 to 7 August 2020

We understand from the information given the property would be for rental.

Note: The current rental is $4,000/month (inclusive of G.S.T.) or $48,000pa.

The rental is approx. 12% of the current annual gross income of the practice.

MEDICAL CENTRE DOCTORS

The practice currently consists of one female G.P. work the following hours.

Mon – Fri (9am – 5.30pm)

She works as a contractor under a DWS placement on 70% of her gross billings. 

SERVICES PROVIDED/ALLIED HEALTH

All aspects of broad based general practice work is covered.

Allied health is also provided on site by a Chiropractor, Exercise Physiologist, and Psychologist.

 Chiro and Physio contribute a 30% service fee to practice Management Company.

Psychologist works on a rental of $20/hr + GST

STAFFING

We understand the medical centre employs excellent staff consisting of a full time office /practice manager (  $45,000pa) , one part time  receptionist working  3 days/wk.( $22/hr)  , once casual receptionist ( $ 22/hr) , practice nurse working 3 days/wk.( $32/hr)  and two other practice nurses each working 1 day/wk.( $32/hr) , on a casual basis. 

A bookkeeper is also engaged for 4 hours/wk. at $200/wk.

MEDICAL CENTRE HOURS

The medical centre is opened Monday – Friday (9am-5pm)                                      

The GP provide some 40hours/wk. of patient contact clinical time.

Note: The practice provides after hours through the Local Deputising agency.

The practice is appointment based with 15 min appointment given to patients however walk ins are welcome and seen as soon as possible.

PATIENT NUMBERS

We understand new patient numbers treated for the period 1/7/2016 – 30/4/2017 was 2610     patients. 

We are advised that the present female GP averages some 68 patents /wk.

The practice has some 2298 active patients on their Best Practice records since commencing.

FEE STRUCTURE

We understand the medical centre is mixed billing with a predomination of BB with some private billing ($80 Level B). 

ANNUAL GROSS FEES/TOTAL INCOME

We understand the total income generated for the most recent 12 month period ended to 30/6/17 was $403,887.

This incorporated PIP, PNIP which were as follows for the same period:

WHY SHOULD YOU BUY MEDICAL CENTRE

  1. Huge potential to expand with additional GP, open longer hours.
